A Partnership Approach

Beacon Development Group brings a unique approach to consulting with non-profit and public housing authority groups in the development of quality, affordable housing throughout Washington State. Beacon supports clients by managing all or part of the development process, from initial concept to job site and financial closeout. Throughout this process Beacon works with clients as partners, with a shared sense of mission and risk, recognizing a common purpose of providing quality affordable housing for low-income families and individuals. This partnership approach is visible in the following ways:

Fees for Services—Beacon believes in the mission of our sponsors, and we understand the drain on their organization's resources to fund predevelopment (project feasibility). Beacon is willing to assume the predevelopment staff work and not charge the client unless our funding applications are successful. Beacon normally works for up to one year on a project before any payment is due, and that payment is only due when we have successfully secured all funding for the project. Sponsors generally remain responsible for 3rd party costs (architects, environmental review, etc.)

Linkages—Beacon serves as a link between the service- and advocacy-oriented world of our clients and the technical environment of affordable housing funders, investors, bankers, contractors, and architects whose support is critical in making these projects a reality. Beacon maintains ongoing relationships with banks, lending organizations, construction and permanent lenders and equity investors to insure that we bring the most current market information to our sponsors and are able to produce the best transactions for these sponsors. Additionally, we work closely with sponsors in choosing the best contractors and architects to successfully insure projects that are well-designed and constructed.

Team Approach—Beacon brings a team of staff to each affordable housing project we develop. Our belief is that there should always be at least "two sets of eyes" on every aspect of a project. Additionally, this approach capitalizes on the internal expertise of the Beacon staff that hold knowledge and experience in finance, construction, architecture, and project management. Within the Beacon staff, we have 60+ years of experience in affordable housing development, Masters level degrees in Construction Management, Public Administration, Public Policy, Historic Preservation, or Financial Analysis, and work experience with private banks, investors, construction companies, non-profit organizations, and the public sector. We bring this breadth of experience to every project we develop with our external partners.

A Vision Fulfilled

Since 1999, Beacon has developed 2,504 units of affordable housing in 63 projects located in 30 cities throughout Washington State at a budget of $437 million.

Beacon Development Group participates in Advocacy Day
Out of Reach Report:
The National Low Income Housing Coalition released the 2011 Out of Reach report.  This annual report  calculates the Housing Wage: the amount a person working full-time must earn to afford the Fair Market Rent on a modest two-bedroom unit. Out of Reach also calculates the number of hours one must work at the minimum wage and the average renter wage in order to afford typical rents. The Housing Wage for Washington State is $19.10 - while the typical renter wage is just $13.96.  As this report details, housing is out of each for many in our state.  To read the full report, click here.

Beacon Development Group works with Catholic Charities of Eastern WA
Funding Awarded: 
Beacon Development Group will be working with Catholic Charities Housing Services of Eastern WA to build a 50-unit complex in downtown Spokane.  The project will serve the chronically homeless and extremely low income people receiving state disability.  To learn more about this project click here
